Planned Kitchen Extraction Maintenance

At Extractor Experts, we provide expert commercial kitchen ductwork installation services for restaurants, hotels, cafés, schools, hospitals, takeaways, care homes, and commercial catering facilities across the UK. Our bespoke ductwork systems are designed to deliver efficient airflow, remove heat, smoke, grease, and cooking odours, and support the safe operation of your commercial kitchen.

Maintenance

Grease build-up is the biggest risk in any commercial kitchen

Grease accumulation in filters, fans and ductwork is one of the leading causes of commercial kitchen fires and airflow loss. Ventex planned maintenance contracts keep your extraction system performing as designed, with a paper trail ready for your insurer or Environmental Health inspection.

A schedule matched to how your kitchen actually runs

Visit frequency shouldn’t be a fixed number on a contract regardless of how the kitchen is used. A high-volume fryer line running twelve hours a day needs a very different schedule to a school kitchen open for a few hours at lunchtime. We agree frequency based on your usage, cooking style and any Environmental Health feedback, then keep it under review.

Every visit ends with a written report, so the compliance evidence is already there the moment your insurer or an EHO asks for it no scrambling to find records after the fact.

What's Included

Every visit covers the essentials

Filter Cleaning & Replacement

Baffle and cartridge filters cleaned or replaced on schedule to keep grease capture and airflow performing correctly.

Fan & Motor Checks

Bearings, belts and motor condition inspected to catch wear before it causes a breakdown mid-service.

Airflow Verification

Extraction rates checked against design figures to confirm the system is still performing as intended.

TR19 Ductwork Cleaning

Coordinated grease removal from ductwork at a longer interval, using the access panels built into a compliant system.

Written Compliance Report

A record of every check carried out, ready for your insurer, landlord or Environmental Health Officer on request.

Priority Call-Out

Contract clients receive priority scheduling for repairs and emergency call-outs ahead of non-contract bookings.

New-build precision, refit realism

Compliance evidence, not just a clean filter

Insurers increasingly ask for documented evidence of regular extraction maintenance and ductwork cleaning as a condition of cover, particularly around fire-related claims. A planned maintenance contract with Ventex builds that evidence automatically, visit by visit, rather than leaving you to piece it together when a claim or inspection happens.

FAQs

Maintenance questions, answered

How often should kitchen extraction be serviced?
Frequency depends on how hard the kitchen runs. Light-use sites may only need quarterly visits, while high-volume kitchens running long hours often need monthly filter cleaning and checks. We agree a schedule based on your actual usage, not a fixed default.
A standard visit covers filter cleaning or replacement, fan and motor inspection, belt and bearing checks, airflow verification and a written compliance report. Ductwork cleaning to TR19 is usually scheduled separately at a longer interval.
Many commercial insurance policies require evidence of regular extraction maintenance and ductwork cleaning as a condition of cover, particularly for fire-related claims. Check your policy wording, and we’re happy to advise on what documentation is typically expected.
Yes. Most maintenance work can be carried out before opening, after closing, or during a quiet period agreed in advance, so it doesn’t interfere with service.
